Q. What is a modular home and how different is it from a site-built home?
A modular home is built in a factory in one or more sections and
transported to the site for construction completion. Modular homes
are designed, engineered and constructed to the same building codes
and standards as site-built homes. A modular home has the added
advantage of construction in a
factory-controlled environment (avoiding
weather damage) and in an environmentally friendly manner (less
waste, less impact on the building site, reduction of traffic and
noise pollution, and reduced
risk of theft).
Q. Is modular construction as strong as on-site
construction?
Our homes meet the same code requirements as site-built homes, but with the added advantage of construction done by skilled craftsmen in a controlled factory environment. Because they must be transported to the home site, additional structural materials are incorporated for added strength not required in a site-built home. In addition, third-party inspectors and factory quality assurance experts monitor the entire building process.
Q. Must I own land when I apply or can land be purchased
with the home?
You must own land or you can buy land and it can be included in the financing package.
Q. Are Homestar Homes built to Louisiana hurricane
codes?
Yes. All Homestar Homes meet or exceed statewide building codes, the same codes required of all builders.
Q.What options are available?
Options include floor plan layouts as well as colors/styles of paint, flooring, countertops, appliances, blinds, doors, light fixtures, ceiling fans and more.
Q.What are the steps in buying a Homestar home?

home, choose the interior and exterior components offered through The Home Depot,
review cost estimates and discuss financing options. *Your property will be assessed
to determine site needs and a detailed construction plan will be determined.
*A final agreement will include budget and schedule, based on your home selections.
Q. How long before I can move into the new house?
On average, a home can be completed in as little as 4 months after financing is secured and permits obtained. Weather and other factors outside our control may affect the move-in date.
Q. As a homebuyer, what do I have to do to my new home?
Homestar manages all elements of the project, including those required
to receive a Certificate of Occupancy. Other aspects, such as landscaping,
may be completed by you after you move in. These items will be decided in advance.
Q.Would you explain the warranty?
Louisiana requires a minimum of five years on a structural warranty for new homes. All Homestar homes include a TEN year warranty covering more than 40 components, including appliances, structure, foundation, HVAC system, electrical and plumbing. The warranty is covered by a third party and requires a $50 deductible for each authorized repair or replacement in years 3-10. Additionally, there is a one-year construction warranty for non-covered components and workmanship of the contractors backed by Homestar Builders and The Home Depot. A copy of our warranty is available upon request.
Q. Tell me about financing. What is the down payment for a 15-30 year mortgage?
Homestar provides lending professionals to assist you with the process of financing your home, improvements and property or we will work with your lender. We have access to many programs, including special financing for buyers in the hurricane-impacted areas. Down payments range from 0-20%, depending on your financial situation and credit history.
